£500m St Pancras Hospital masterplan moves forward with updated regeneration proposals

Updated proposals have been unveiled for the £500m redevelopment of the St Pancras Hospital site in central London.

The revised masterplan includes upgraded healthcare facilities, 180 new homes, commercial workspace and new public spaces across the historic estate.

The revised masterplan, brought forward by The King’s Cross Group in partnership with North London NHS Foundation Trust (NLFT), covers the transformation of the historic hospital estate near King’s Cross and St Pancras stations. 

Seven architectural and landscape design practices have been appointed to work across different parts of the development, including Bennetts Associates, Howells, AHMM, Maccreanor Lavington, Ryder Architecture, Roots and Erect and Gillespies. 

The proposals are now entering a further phase of public consultation ahead of a future planning application.

The scheme includes the refurbishment of the hospital’s South Wing to provide upgraded healthcare accommodation, alongside the new homes, of which 40% are intended to be affordable. 

Plans also feature approximately 44,000 sqm of workspace, public squares, landscaped gardens and improved pedestrian and cycle connections through the site. 

Five heritage buildings, including the South Wing, Gatehouse, East Wing, West Wing and Residence Building, are set to be retained and repurposed as part of the redevelopment. 

The proposals also aim to improve links between the hospital campus, neighbouring communities and the wider King’s Cross area while preserving the character of adjacent heritage assets and green spaces.

According to the project team, the masterplan has been shaped through an extended programme of community engagement and is intended to support the wider St Pancras Hospital Transformation Programme, which seeks to modernise mental health facilities across Camden and Islington. 

The redevelopment follows earlier agreements that will see land sales help fund healthcare improvements across the borough, while the retained South Wing remains part of future healthcare provision on the site. 

If approved, the project will create a new neighbourhood centred around healthcare, housing, employment and public realm improvements, while retaining key historic buildings within the St Pancras estate.
