When Vertical Living Seeks More Than Density and Returns

TEMPO INFO – Convincing people that an apartment is not merely a financial asset but a place to truly live remains a challenge in Jakarta’s premium property market. For the developer of Savyavasa, building that trust begins with a clear concept, one rooted in wellness and greenery.

“Wherever you are in the world, there will always be challenges,” said Ainsley Mann, Vice President Director of Savyavasa and President Director of Swire Investments Indonesia, during an interview at Savyavasa in South Jakarta on April 21, 2026. “But it starts with trusting people and convincing them that this is a place to live. Decisions like this are not based only on economics, but also on emotion.”

Savyavasa, ready to welcome residents, positions itself as more than a luxury apartment development. Conceived in response to growing concerns over Jakarta’s dense urban environment, the residence integrates nature, health, and everyday lifestyle, addressing the increasing demand for living spaces that support both physical and mental well-being.

The facilities are designed to support residents across generations. A swimming pool for exercise and a separate leisure pool for families are equipped with modern water purification systems. Fitness spaces are complemented by a fully equipped gym, a multifunctional tennis court, Both pickleball court and jogging track are surrounded by lush greenery and 1 km jogging track signed to encourage daily movement.

“Savyavasa is designed as a multi-generational residence,” said Kristien Joe, Director of Sales and Marketing of Savyavasa. “We want people at different life stages such as young professionals, newlyweds, and mature residents to feel comfortable living here, with an experience that is both liveable and enjoyable, similar to a resort setting,” she added.

The wellness-oriented approach is embedded in the project’s spatial planning. Open green areas, natural ventilation, and access to sunlight form the foundation of the design, with landscaped gardens and communal green spaces shaping the residential environment.

Dedicated wellness areas are designed as spaces for personal relaxation and recovery. Facilities include a private hammam spa inspired by traditional Turkish wellness rituals, old plunge pools for physical recovery, and saunas intended to support daily balance. For children, the development features an interactive indoor playroom designed around Howard Gardner’s nine types of intelligence, with zones that support cognitive, creative, and motor development, complemented by an outdoor playground. Savyavasa is also designed as a pet-friendly residence.

As a fully completed luxury development consisting of three towers, Savyavasa allocates more than 70 percent of its 2.8-hectare site to open green spaces. Each residential unit, ranging in size from 131 to 264 square meters, is carefully designed to maximize natural light and air circulation.

“In an area where new land availability is extremely limited, today’s premium buyers are becoming more selective,” said Bram Van Hoof, Chief Operating Officer of PT Jakarta Setiabudi Internasional Tbk. “They are not just looking for luxury in terms of branding, but for products that solve very specific needs including privacy, space, reliability of delivery, and a living environment that supports daily life. Savyavasa presents a tangible asset whose value is expected to remain resilient across economic cycles.”

In a city where vertical living often prioritizes density over comfort, Savyavasa offers an alternative centred on wellness and greenery. Whether this vision can translate into everyday urban living will become clearer once residents move in and experience the space beyond its concepts and promises.
