Defining the Next Era of Living Well

Thailand has long been recognised as one of the world’s leading destinations for medical tourism. For decades, international patients have travelled to the kingdom seeking high-quality healthcare, experienced medical professionals and internationally accredited hospitals.

Today, however, the country is setting its sights on a far bigger ambition.

Rather than being known solely as a destination where people come for treatment, Thailand is increasingly positioning itself as a place where people can live longer, healthier and better lives.

That ambition is now taking shape through WellEra Bangkok, a 29-billion-baht wellness-integrated ecosystem developed by Bangkok Dusit Medical Services Plc (BDMS), Thailand’s largest private healthcare operator. The project is poised to become a defining milestone in the evolution of wellness-focused living in Asia.

Located on one of the final landmark plots surrounding Lumpini Park, WellEra represents a new vision that brings together healthcare, hospitality, residential living and lifestyle within a single ecosystem designed around long-term wellbeing.

More importantly, it reflects a broader shift taking place globally — one where health is no longer viewed as a service people seek only when they become ill, but as an integral part of everyday life.

The Rise of Wellness Economy & Longevity Living

According to the Global Wellness Institute, the global wellness economy is valued at US$6.8 trillion and is projected to reach US$9.8 trillion by 2029.

Among all wellness sectors, wellness real estate is forecast to be the fastest-growing category, expanding at an annual rate of more than 15%.

Thailand is emerging as one of the most dynamic players in this transformation.

The country’s wellness economy has surpassed US$42.7 billion, while wellness tourism and wellness real estate have become two of its fastest-growing sectors.

For BDMS, these trends are not simply market opportunities. They reflect fundamental demographic and healthcare shifts that are reshaping societies around the world.

Dr Poramaporn Prasarttong-Osoth, chairperson of the executive committee and president of BDMS, said the organisation’s journey began more than five decades ago at Soi Soonvijai with a single hospital and just 50 beds.

Today, BDMS has evolved into Thailand’s largest private healthcare network, operating more than 60 hospitals under six major brands and serving millions of patients from around the world.

Yet healthcare itself is changing.

“We are witnessing a transition from treating disease to preventing disease, and from standardised healthcare to personalised healthcare,” Dr Poramaporn said.

Advances in medicine and science have extended human longevity to unprecedented levels. Living into one’s nineties or even beyond 100 is no longer exceptional.

The challenge, however, is not simply living longer. It is living well for longer.

Global data show that people spend roughly a decade of their lives managing illness before death. The future of healthcare therefore lies in extending healthspan — the years people live in good health — rather than lifespan alone.

This philosophy has guided BDMS’s long-term investments in preventive medicine, scientific wellness and personalised healthcare.

From RoyalLife Wellness Clinic to BDMS Wellness Clinic, the organisation has steadily expanded its role beyond hospitals.

WellEra represents the next step in that journey.

“Defining the next era of living well is no longer about healthcare facilities alone,” Dr Poramaporn said. “It is about creating environments that allow wellbeing to become part of everyday life.”

Creating a Wellness-Integrated Living Ecosystem

Dr Tanupol Virunhagarun, chief executive officer of BDMS Wellness Group, said WellEra is not a real estate project in the traditional sense.

Instead, it is designed as a wellness complex and a fully integrated ecosystem that places health at the centre of every aspect of living.

“The urgency is clear,” he said. “Thailand is projected to become a super-aged society within the next decade, while non-communicable diseases remain among the world’s leading causes of death.”

At the same time, scientific evidence increasingly demonstrates that health outcomes are influenced not only by genetics but also by lifestyle and environmental factors.

This has accelerated the shift from reactive healthcare towards proactive healthcare and scientific wellness.

“To become a wellness destination of the world, we must first become a healthy nation,” Dr Tanupol said. “A healthy nation begins with healthy cities, healthy communities and healthy individuals.”

That vision extends beyond healthcare infrastructure. It requires creating environments where healthy choices become effortless and where preventive care is integrated into daily life.

WellEra has therefore been conceived as a wellness-integrated ecosystem comprising four interconnected pillars: wellness clinic, branded residence, urban wellness retreat and lifestyle retail.

Together, they form what BDMS describes as “The DNA of World Well-Living”.

The Role of Hospitality in Everyday Wellbeing

Luxury residential developments have traditionally competed through location, architecture and exclusivity. Increasingly, however, the definition of luxury is changing.

Today’s affluent consumers are seeking environments that support physical health, emotional wellbeing and longevity.

In this emerging landscape, wellness has become the new luxury.

WellEra seeks to redefine residential value by shifting the focus from ownership of physical assets to investment in long-term quality of life.

Central to this vision is the launch of Capella Residences Bangkok at WellEra, developed in partnership with Capella Hotel Group.

The collaboration brings together BDMS’s expertise in scientific wellness with Capella’s globally recognised hospitality standards.

Roland Fasel, president of Capella Hotel Group, said luxury hospitality increasingly extends beyond travel experiences into everyday living.

“We share BDMS’s vision to take the spirit of personalised service further into something more enduring — into the quality and vitality of how people live every day,” he said.

The partnership marks the first Capella Residences in Thailand and introduces a residential experience centred on privacy, bespoke service and holistic wellbeing.

The result is a model where hospitality becomes a daily lifestyle rather than an occasional indulgence.

The Convergence of Healthcare, Hospitality and Residential Living

What differentiates WellEra from conventional luxury developments is the depth of healthcare integration embedded within the project.

Drawing on more than two decades of scientific wellness expertise, BDMS Wellness Clinic has developed its 6S Strategy — The Science of Living Well.

The framework encompasses Sleep, Strong, Soul, Smart, Social and Span, creating a multidimensional approach to health optimisation. These principles influence every aspect of the development.

Scientific wellness research has been translated into the built environment through what BDMS calls the 6S+ Surrounding concept.

Air quality is managed using healthcare-grade filtration systems capable of filtering PM2.5 particles with up to 95% efficiency.

Water systems incorporate advanced filtration technologies designed to reduce contaminants and microplastics.

Lighting is engineered to support circadian rhythms and healthy sleep cycles.

Acoustic engineering helps minimise noise disruption and improve restorative sleep.

Indoor temperature and humidity are carefully controlled to support comfort and respiratory health.

Beyond physical infrastructure, WellEra introduces Healthcare Humanware — a healthcare support ecosystem integrated directly into residential living.

Residents will have access to wellness specialists, 24-hour nursing support, personalised health management programmes and emergency medical services.

The objective is simple yet transformative: making healthcare an invisible but constant part of everyday life.

Rather than waiting for illness to occur, the environment itself becomes a platform for prevention.

Pioneering the Future of Wellness-Integrated Living

Thitiporn Nookong, assistant vice president – property development and managing director of BDMS Silver, said WellEra reflects a broader vision for how cities and communities should evolve.

Spanning over 200,000 square metres, the development has been designed by a multidisciplinary team of experts in healthcare, wellness, architecture, engineering, hospitality and urban planning.

The project incorporates the concept of the “Smile Building”, based on the belief that great developments should not merely impress visually but should improve people’s daily experiences.

Working alongside renowned architectural firm Kohn Pedersen Fox (KPF), the development blends global design standards with the warmth of Thai hospitality and the unique character of Bangkok.

Biophilic design principles, green spaces and direct connectivity to Lumpini Park further reinforce the project’s wellness-focused philosophy.

Sustainability is equally important. Low-carbon construction materials, low-VOC finishes, advanced fresh-air systems and real-time environmental monitoring technologies have been incorporated throughout the project.

For BDMS, the significance of WellEra extends far beyond property development. The project represents a strategic platform supporting Thailand’s ambition to evolve from a globally recognised medical tourism hub into an ultra-luxury wellness ecosystem destination.

It also reflects the growing convergence of healthcare, hospitality and residential living — three industries that are increasingly shaping the future of human wellbeing.

As societies age and longevity becomes a defining global trend, the places people choose to live may ultimately become one of the most important determinants of health.

In that context, WellEra is not simply creating a new address in Bangkok.
