Dubai’s real estate market has demonstrated remarkable resilience during the first half of 2026

Dubai, United Arab Emirates – Despite ongoing regional headwinds and broader geopolitical uncertainty, Dubai’s real estate market has demonstrated remarkable resilience during the first half of 2026. Recent market repricing across select residential communities has created new opportunities for both homebuyers and investors, allowing many to access premium locations and larger property types that were previously beyond reach.

Equity, one of Dubai’s leading luxury real estate brokerages, has observed a notable shift in buyer behaviour as a result of the repricing. Buyers who were previously considering mid-market communities such as Arjan and Jumeirah Village Circle are increasingly exploring premium destinations including Dubai Hills Estate, Dubai Creek Harbour, Palm Jumeirah and Dubai Marina, where the affordability gap between segments has narrowed.

Commenting on the market, Emrah Yar, Founder & CEO of Equity, said: “What has been particularly interesting over the past six months is the quality of opportunities that have emerged for buyers. We’ve seen clients who initially approached us with budgets focused on mid-market communities successfully purchase homes in premium locations that would have been difficult to access a year ago. The conversation has shifted from chasing short-term price movements to identifying long-term value, lifestyle benefits and sustainable investment returns. As we move into the second half of 2026, we expect buyer confidence to remain strong as Dubai continues to benefit from population growth, international investment and one of the most attractive economic environments globally.”

According to the latest Dubai residential market data by Property Monitor, the emirate recorded 79,281 residential transactions worth AED 221.3 billion during the first half of 2026, demonstrating continued market strength despite moderating from the exceptional performance seen in H1 2025. While transaction volume and value declined year-on-year, market activity showed improving momentum toward the end of the period, with transaction volumes strengthening through June, reflecting sustained buyer confidence and continued demand across Dubai’s residential communities.

This trend aligns with broader market observations, with Property Finder noting that Dubai is increasingly moving through distinct community cycles rather than experiencing a city-wide correction, as pricing performance varies according to local supply and demand dynamics.

The trend is also creating opportunities for investors. Improved pricing across several market segments has enabled many investors to diversify beyond smaller units and studio apartments into larger properties with stronger rental yields and long-term capital appreciation potential. At the same time, end-users who had delayed purchasing decisions during previous periods of rapid price growth are now finding greater access to homeownership opportunities.

The market’s performance highlights Dubai’s ability to self-adjust while maintaining its attractiveness as a global real estate destination. Supported by strong economic fundamentals, sustained population growth, pro-business government policies and continued infrastructure investment, the emirate continues to attract both local and international buyers seeking long-term value.

Looking ahead, Equity expects market activity to remain healthy throughout the remainder of 2026. The increased accessibility created by recent repricing, combined with continued demand from regional and international buyers, is expected to support transaction volumes across both luxury and mainstream residential segments.

The first half of 2026 demonstrated not only the adaptability of Dubai’s real estate market but also its growing maturity. Rather than retreating in the face of uncertainty, the market adapted, creating broader access to homeownership, encouraging investment diversification and reinforcing Dubai’s position as one of the world’s most dynamic property markets.
