Global Partners raises $300M for second Dubai property fund

What’s the deal? Global Partners Limited, a fund manager regulated by the Dubai Financial Services Authority, has raised more than $300 million for Global Partners Property Fund II (CEIC) Limited. The capital provides committed equity for the fund’s next development.

Where’s the money going? It will fund Dubai Creek Gardens, a master-planned residential development secured through an off-market acquisition in DHCC phase 2, overlooking Dubai Creek. The site sits near Kempinski Residences The Creek, The Ritz-Carlton Residences, and the Swiss International Scientific School.

Why now? Fund II builds on Global Partners’ inaugural vehicle, Fund I, which handed over Eden House The Canal in 2026 and continues work on Eden House The Park. The two developments carry a combined gross development value exceeding Dh4 billion and will deliver more than 500 residences along Dubai Water Canal.

What’s the endgame? For Fund II, Global Partners has partnered with Marriott International to bring the Westin and Renaissance brands to Dubai Creek Gardens — the first Westin and Renaissance branded residences in the UAE. Westin Residences centre on well-being; Renaissance Residences draw on culture and contemporary urban living.

The masterplan emphasises walkability, green open spaces, and direct waterfront access. It will connect to existing and future Metro stations, including the Green and Blue lines, plus a new high-speed line linking Dubai and Abu Dhabi in under an hour.

The raise reflects continued investor appetite for Dubai’s premium branded-residence market, where developers increasingly pair capital with global hotel brands to differentiate high-end communities.
