As US–Iran talks advance toward a definitive and lasting ceasefire, two audiences are monitoring developments closely: international financial markets, where an agreement might reduce crude prices and revive stock momentum, and Dubai’s property sector, where the return of transactional trust would probably facilitate a wider normalization of market operations, an industry expert noted.

Against this backdrop, fresh data reveals a more robust situation than media reports imply, according to Vijay Valecha, Chief Investment Officer at Century Financial. He identified the following defining patterns:

Capital Did Not Exit Dubai – It Merely Paused

Even with heightened geopolitical tensions, Dubai’s real estate market kept drawing foreign capital throughout the hostilities. During the first quarter, the total value of cross-border transactions rose almost 26% year-on-year. The count of international deals also increased by 11%, hitting 48,445. Demand originated from a diverse set of purchasers, including first-time buyers from Western Europe. This timeframe largely coincided with the height of the regional confrontation. This demonstrates that while investor sentiment may have turned more cautious, money kept flowing into Dubai.

Blackstone’s UAE Bet Reflects Ongoing Institutional Trust

Blackstone, which oversees more than $1 trillion in assets worldwide, allocated $250 million to a UAE payments platform in March 2026, marking its first investment in the country since the regional conflict erupted. Institutional capital of this magnitude does not shift based on emotion; it moves due to structural confidence in the UAE’s regulatory environment, its sovereign wealth framework, and the robustness of its financial system.

Developers Transition from Seller-Dominated Tactics to Buyer-Oriented Terms

The Gulf crisis has subtly altered the negotiating balance. Dubai’s real estate market, which functioned as a clear seller’s market from 2023 through 2025, is now providing incentives that were essentially unavailable a year ago. These include fee exemptions and reduced initial lump-sum payments. In the prime and ultra-luxury categories, targeted price reductions have started to emerge as developers emphasize sales speed over protecting margins. Brokers handling secondary and off-plan resale transactions report that ready-cash buyers, currently in the strongest bargaining position, are securing favorable deals. For investors with accessible liquidity, present conditions may offer more negotiating power than during the peak seller’s market of 2024-2025.

Soft Market – Likely Indicating a More Steady Recovery Path Ahead

March represented the low point. The ValuStrat Price Index posted its first monthly drop since 2020, declining 5.9% to 229.2 points. Crucially, this only erased six months of appreciation, bringing values back to September 2025 levels rather than signaling any fundamental disruption. Annual growth remained firmly positive at +8.9%. The subsequent April data was definitive. Based on Allsopp & Allsopp’s internal brokerage figures, property viewings surged 198% week-over-week, buyer inquiries jumped 147%, and completed sales rose 98%. Mortgage applications conveyed the most significant trend: more submissions were made in the first eight days of April than during the entire month of March, with the initial two weeks of April recording a 250% week-over-week increase compared to the same March period. Regarding pricing, the REIDIN/DLD citywide average reached AED 1,973 per square foot in April – up 3% month-over-month and 8% year-over-year, effectively completing a full recovery from the conflict-era bottom.
