Hong Kong Developers Adjust Greater Bay Area Strategy as Mainland Property Crisis Reshapes Market – News and Statistics

Hong Kong developers are adjusting their approaches to projects in the Greater Bay Area, as the mainland’s property crisis has fundamentally altered the market, according to agencies that handle mainland real estate.

Midland Realty senior managing director Henry Chung indicated that prior to the debt crisis that began earlier this decade, about 90 percent of buyers for Hong Kong developers’ residential properties in the Greater Bay Area were investors from Hong Kong. Now, those developers are increasingly selling to mainland homebuyers who have genuine housing needs.

Chung noted that Hong Kong buyers now form the primary customer base only for mainland projects located near the Hong Kong border, such as Hengqin in Zhuhai and Maan Island in Zhongshan. For projects in inland urban areas like Guangzhou and Foshan, buyers are predominantly local mainlanders purchasing homes for owner-occupation.

Data from Midland Realty shows that in Zhuhai’s Hengqin and Shizimen areas, Hong Kong buyers account for 40 percent to 60 percent of transactions at projects from developers Sun Hung Kai Properties, Henderson Land, and Wharf Holdings. In contrast, Hong Kong buyers are involved in only 8 percent to 15 percent of transactions for the same developers’ projects in Guangzhou’s Tianhe and Huangpu districts and Foshan’s Nanhai district.
