The Pipeline: Commercial real estate deals for 11.21.25

Deals of notes:

Kennedy Wilson, a global real estate investment company, purchased The Fletcher Southlands, a 320-unit apartment complex built in 2001 at 22959 Smoky Hill Road, for $94.75 million from CBPR Fletcher Southlands LLC. The seller purchased the property in 2021 for $103.3 million, according to public records.

Nectar Equities LLC purchased the Hidden Lakes Shopping Center on the northeast corner of Sheridan Boulevard and 72nd Avenue in Westminster for $14.5 million from WT Investment LLC. The shopping center is home to an Ace Hardware and four restaurants.

Stockdale Capital Partners inked two new leases totaling 12,500 square feet to Chinese retailer MINISO, which sells cosmetics, stationery, toys and home goods, and American Eagle Outfitters at The Shops at Northfield in Denver’s Central Park neighborhood. Since acquiring the property in 2022, Stockdale has leased more than 344,191 square feet, including the redevelopment of former big-box spaces previously occupied by JCPenney and Macy’s.

CBRE Reports the following deal:

The Garrett Cos., a Colorado-based multifamily real estate developer, purchased 12.6 acres at 8600 S. Valley Highway in unincorporated Douglas County for $15.14 million from Grace Chapel. The land will be developed into a 317-unit apartment community and recently started construction. Eric Roth, Martin Roth and Chris Cowan represented the seller.

Malman Real Estate reports the following deal:

United Properties Group Inc. purchased 2173 S. Wabash St., a 2,040-square-foot building in Denver on a 28,096-square-foot lot, for $1.34 million from AB Investment LLC. Taylor Roy represented the seller. Ruzlan Shamaev of Brokers Guild Real Estate represented the buyer. 

Warehouse Hotline reports the following deal:

Porcellino Artisanal Meats LLC leased 1,500 square feet at 7711 W. Sixth Ave., Unit C, in Lakewood. Aviva Sonenreich and Josh Sonenreich represented the landlord, West 6th Avenue Properties Inc.

Antonoff & Co. Brokerage, Inc. reports the following deals:

Arada (Gondar) Mart & Arada Homecare leased 1,350 retail square feet at 10 S. Havana St., Unit 105 in Aurora. Charles Nusbaum represented the tenant. 

The Wild Rose Flower Co. leased 1,164 retail square feet at 9116 W. Bowles Ave., Unit 16 in Littleton. Charles Nusbaum represented the landlord, Sun Plaza Partners. 

Deals from deeds:

NF V Simply Denver LLC purchased 895 Tabor St. in Lakewood for $6.46 million from HPT IHG-2 Properties Trust. 

Scioto Properties SP-16 LLC purchased 9799 E. Geddes Ave. in Centennial for $5.8 million from Safer Housing LLC. 

KM CO Sonic LLC purchased 18501 E. Hampden Ave. in Aurora for $3.85 million from Lig Investments LLC and Yarmouth Properties LLC. 

1445 Detroit Apartments LLC purchased 1445 N. Detroit St. in Denver for $2.49 million from 1445 Detroit Real Property LLC.

KNA Investments LLC purchased 5760 E. Otero Ave. in Centennial for $2.18 million from 5760 East Otero Owner LLC. 

Hawkeye Waste Realty 5 LLC purchased 5171 Cook St. in Denver for $2.05 million from 5171 Cook Street LLC. 

Blue Creek Ranch purchased 7551 Blue Creek Road in Evergreen for $1.88 million from Greenville University.

MREH LLC purchased 978 and 998 S. Havana St. in Aurora for $1.85 million from Trenton Street LLC.
