Peel Land sells 60 acres in Worsley

Story Homes and Taylor Wimpey have acquired Hazelhurst Farm and plan to deliver 330 homes on the site between them.

Peel Land secured hybrid consent for 400 homes at the 60-acre Worsley site earlier this year. Story will build the first 155 homes as consented and Taylor Wimpey is working up a revised application for another 175, taking the total proposed to 330, a reduction of 70 compared to the approved proposals.

Overall, the project would provide a mix of one- to six-bedroom homes with 20% affordable provision on site. Additional financial contributions of £15.3m have been committed to secure more discounted homes elsewhere in Salford, as well as infrastructure upgrades, according to the housebuilders.

Adam Galleymore, operations director at Story Homes North West, said: “We’re delighted to have secured land at Hazelhurst Farm in partnership with Taylor Wimpey. This development represents a significant investment in the local area and will deliver much-needed homes alongside substantial community benefits.

“From open spaces and biodiversity enhancements to contributions for education and local facilities, our aim is to create a sustainable, well-connected community that meets the needs of residents now and in the future.”

Edward Ramsden, land director at Taylor Wimpey Manchester, added: “We have an excellent track record in the Greater Manchester area for delivering high-quality homes and contributing to the communities in which we build. Hazelhurst Farm is an exciting scheme that allows us to continue to develop our presence within Greater Manchester while ensuring the development delivers real value to the Worsley community.

“With land allocated for a new primary school, improved infrastructure, and extensive green space, this project will provide a fantastic place for families to live and thrive. We look forward to working collaboratively with Story Homes to bring this new development to fruition.”

Stephen Wild, managing director of Peel Land, said: “This is an important step in bringing forward a development that delivers much needed homes in Worsley, including a significant investment in affordable housing.

“Working with Story Homes and Taylor Wimpey allows us to deliver a balanced scheme that combines high-quality homes with green space, infrastructure, and community facilities. This is the result of many years of close working with Salford City Council and local partners and reflects our commitment to creating places that meet local needs and continue to deliver value for the area for years to come.”

Peel Land was advised by Roger Hannah.

Northstone, Peel’s housebuilding arm, had been lined up to deliver a portion of the scheme. However, the offer for the entire site from Story and Taylor Wimpey put paid to that idea.

Phil Wilson, chief executive at Northstone, said: “Peel Land had an approach to sell the whole of Hazelhurst Farm rather than a sale of just the first phase to Northstone. That was considered beneficial to the wider Peel Group strategy and wasn’t something Northstone could entertain in the timeframe, so we stepped back from it to allow this to proceed and have since acquired another site to replace this and to fuel our continued growth .

Northstone remains acquisitive and is actively pursuing other sites and securing interests on land across the NW and other adjacent areas; more news on this is imminent.

Whilst part of the Peel Group, Northstone is not reliant on acquiring land solely from Peel Land and operates independently but firmly remains part of the Peel Group and its wider strategic objectives.”
