Falcon Park secures planning for 300,000 sq ft of industrial space

Aureon Partners, advising the Quilvest real estate funds, and Arax Properties have received planning consent to deliver 300,000 sq ft of new manufacturing and logistics space across two adjacent sites at Falcon Park in Loughborough.

The development will include a mix of unit sizes, ranging from 3,900 sq ft to 110,000 sq ft, suitable for traditional and high-tech manufacturing, as well as modern logistics operators. The new buildings will be constructed to a BREEAM Excellent standard and an EPC A rating, with features targeting energy generation, efficiency and drainage management.

Falcon Park is centrally located in Loughborough, with direct access to the A60 and A6004, and is adjacent to the mainline train station providing a direct service to London in around 1 hour 15 minutes.

Phase 1, Falcon Park North, will provide units between 16,605 sq ft and 66,350 sq ft, with Build-to-Suit options of up to 110,000 sq ft and heavy cranage on all units. Phase 2, Falcon Park South, will offer smaller units from 3,900 to 15,800 sq ft, incorporating office space.

It is positive to see much needed new industrial development being brought forward on site. Falcon Park is a fantastic location for Loughborough and regional businesses with strong engineering background and workforce locally. With ready access to the M1 at both junctions 23 and 24, together with a central location between Leicester, Nottingham and Derby and nearby East Midlands Airport, the park could not be better located.”

Sean Bremner of Commercial Property Partners said: “Securing the planning and being able to implement the next phase strategy for the onward evolution of Falcon Park is fantastic news for Loughborough. For generations this location has been a key employment hub for Loughborough and its surrounding catchment. The new development promises to deliver high quality, best in class accommodation with design references to the engineering heritage, providing economic growth and job opportunities in a superbly connected location.”

Phase 1 of Falcon Park North is expected to be ready for occupation from Q4 2026. Commercial Property Partners and Mather Jamie are the appointed lettings agents for the development.
