Bournemouth and Poole properties up for auction this month

Clive Emson Auctioneers will include a selection of residential and commercial properties from across Bournemouth, Poole, and beyond in its latest sale, which features 186 lots across England.

The online auction will end on March 26, with bidding open 48 hours in advance.

Among the listings is Lot 54, a freehold commercial investment at 54 Palmerston Road in Bournemouth.

Mike Marchant, senior auction appraiser at Clive Emson, said: “Located in a parade of commercial units, and having been in use for many years as a fast food outlet, this freehold investment is currently let to a tenant under the terms of a 36-year lease at a current rent of £7,800 per annum.

“If the unit were to be vacated at any point in the future, it is considered there may be scope and potential for conversion of the unit to form residential accommodation, subject to planning consents.”

The property is guided at £70,000 to £75,000.

Above the commercial unit, flats 1 and 2 are held on long leases, each paying a ground rent of £100 per annum.

In Poole, Lot 21 is a former community facility on Jolliffe Road, previously known as Moose Hall.

Mr Marchant said: “Located in an attractive residential road in Poole, this former hall occupies a plot of 0.12 acres.

“The existing building is substantial, with a main hall, side bar, commercial kitchen and storage areas, and prospective purchasers may wish to consider repurposing the existing building.

“However, it is also considered that there may be scope and potential for development of the site to provide residential accommodation, subject to all necessary consents being obtainable.”

Although the auction of this lot has been postponed, the freehold guide price stands at £220,000 to £230,000.

Other Bournemouth lots include a partially renovated three-bedroom detached house at 16 Wheaton Road, valued at £240,000 to £260,000, and a three-bedroom flat at 1060 Wimborne Road, guided at £140,000 to £150,000.

Lot 96, a mixed-use building at 906 Wimborne Road, is guided at £175,000 to £185,000.

Mr Marchant said: “On the busy Wimborne Road with a mix of residential and independent commercial units, this property has, until recently, been operating as a cafe for many years, with living accommodation above.

“It is considered the property would suit continued future use in the same or similar vein.”
