1.5m households yet to file local property tax valuation

Revenue has said it has written to over 1.5 million property owners to advise them they must file a local property tax valuation ahead of next week’s deadline.

The head of Revenue’s local property tax branch, Katie Clair, said details for over 550,000 valuations have been submitted ahead of 7 November.

Speaking on RTÉ’s Morning Ireland, Ms Clair said the easiest way for people to submit details is online at revenue.ie/lpt, adding that the process takes five minutes.

People are not required to pay the self-assessed tax by 7 November, she said, adding though that it was still important to file an honest assessment and valuation of their property and set up an arrangement to pay.

If people miss the deadline, Revenue will have an estimated value to charge until such a point that a self-assessed value is returned by the owner.

She added that Revenue will engage with property owners in relation to non-compliance, and have enforcement and collection options available to them to collect the tax.

More than 60,0000 people have called Revenue’s helpline for assistance in relation to their valuations.

Revenue yesterday said technical issues with the Local Property Tax portal have been resolved.

A number of problems were identified in recent days, and a system fix to resolve the issues was deployed earlier today.

Revenue is reminding property owners who have not yet done so to complete the following steps.

Firstly, determine the valuation band of your property as of 1 November 2025, then submit your LPT Return including the valuation band by 7 November 2025, and pay, or make arrangements to pay the LPT charge for 2026.

Advice on how to work out the valuation band of a property and submit a LPT return is available on the Revenue website.

This includes an interactive valuation tool which provides an estimated average valuation band for residential properties in each area, based on Eircode or location.

A number of payment options are available for homeowners, including payment in full by credit, debit card or cash by 9 January 2026.

An annual debit instruction can also be arranged and will be processed on the 20 March 2026.

If you prefer to pay monthly, a direct debit can be set up, with your first payment to be processed on 15 January 2026, and the 15th of each month thereafter for the rest of the year.

You can also choose a deduction at source from salary, wages or your occupational pension, with your first payment to be processed in January and continuing for the remainder of the year.
